Emergencies
What counts as a plumbing emergency?
Active leaks or burst pipes, sewage backing up, no water to the house, or a leaking water heater tank. See emergency plumbing in Tampa.
What should I do first if a pipe bursts?
Shut off the main water valve, turn off power to wet areas, open a low faucet to drain pressure, then call. Full steps: burst pipe checklist.
Where is my main water shutoff?
Usually where the water line enters the house — near the meter, in the garage, or on an exterior wall. Find and test it before you need it.
What do I do if sewage backs up into my tub?
Stop using water and flushing, keep people away from the area, and call 813-600-3797.
My water heater is leaking — what now?
Turn off its cold-water supply and power or gas, then call. Details: leaking water heater steps.

Drains & sewer lines
Why are multiple drains backing up at once?
That usually means a main line or sewer blockage, not a single fixture. See drain cleaning.
Are chemical drain cleaners safe?
We don't recommend them. They rarely clear deep clogs and can damage older pipes.
Are flushable wipes really flushable?
No. They don't break down like toilet paper and are a leading cause of clogs.
How do tree roots get into sewer lines?
Roots seek moisture and enter through small cracks or loose joints, then grow and trap debris. See sewer line repair.
What are signs of a broken sewer line?
Repeated backups, sewage odor, gurgling toilets, and soggy or extra-green patches in the yard.
Who is responsible for the sewer line to the street?
Generally the property owner is responsible for the line from the house to the public connection. Rules vary by city.
Water heaters
Why do I have no hot water?
Often a failed heating element, thermostat, tripped breaker, or gas/pilot issue. Many are repairable. See water heater repair.
How long does a water heater last in Florida?
Tank units commonly last around 8–12 years; tankless often longer with maintenance. Hard water shortens life.
Should I repair or replace my water heater?
Repair if the tank is sound and mid-life; replace if the tank body leaks or it needs repeated repairs. See replacement cost explained.
Is a tankless water heater worth it?
It can be for larger households or tight spaces. Compare in tankless vs. tank in Florida.
Why is my water heater making popping noises?
Sediment from hard water has built up in the tank. Flushing helps; heavy buildup can shorten the heater's life.
How often should I flush my water heater?
Regular flushing is recommended, especially with Tampa Bay's hard water. We can advise based on your unit.
Do you install tankless water heaters?
Yes, both traditional tank and energy-efficient tankless systems.
Leaks & pipes
What is a slab leak?
A leak in water lines running under a concrete slab foundation — common in Florida homes. Read slab leak signs.
Why is my water bill suddenly high?
A running toilet, irrigation leak, or hidden supply leak are common causes. Start with the meter test.
Why is my water pressure low everywhere?
Possible causes include a hidden leak, scale buildup, a failing pressure regulator, or corroded galvanized pipe.
When should I repipe my house?
When leaks keep recurring, or you have galvanized or polybutylene pipe. See repipe vs. repair.
What is polybutylene pipe?
Gray plastic supply pipe used in many homes from the late 1970s to mid-1990s; it's prone to failure.
Florida homes
Is Tampa Bay water hard?
Yes, much of the region's water is hard, which builds scale in pipes, fixtures, and water heaters. See hard water and your plumbing.
Should I get a water softener?
A softener can reduce scale and extend fixture and water heater life. We can install the plumbing connections.
How should I prepare my plumbing for a hurricane?
Know your main shutoff, store water, and shut off water and the water heater if you evacuate. See hurricane plumbing prep.
Do older Tampa homes have cast iron pipes?
Many homes built before the mid-1970s do. Read older Tampa homes: pipe guide.
Why do pipes burst in Florida if it doesn't freeze?
Corrosion, high water pressure, failing fittings, and physical damage are the usual causes.
What should seasonal residents do before leaving?
Shut off the main water valve and water heater, and have the home checked when you return.
Installations & new construction
What fixtures do you install?
Faucets, sinks, toilets, showers, disposals, and shutoff valves. See fixture installation.
Can I buy my own fixture?
Often, yes. Share the make and model so we can confirm it fits your plumbing.
Do you plumb new construction?
Yes — custom homes and commercial buildings, from underground through trim-out. See new construction plumbing.
Do you work with builders?
Yes. We coordinate closely with builders to keep projects on schedule.
How do I get an estimate?
Use the request form and choose Estimate, or call to discuss your project.
Costs & home warranties
How much does a plumber cost?
It depends on the problem, access, parts, and timing. We discuss the work and pricing with you before anything moves forward.
Why don't you list prices online?
Every home is different. An accurate quote for your situation beats a misleading range.
Do you work with home warranty companies?
Yes, we are a trusted partner of American Home Shield.
How does an American Home Shield plumbing claim work?
You request service through AHS; if the job is assigned to us, we contact you to schedule. Your plan determines coverage. Details: AHS plumbing service.
Can I hire you for work my warranty doesn't cover?
Yes. Call 813-600-3797 or use the request form.
